What is the EIR?

As such, it is also a key starting point for management and contractors when engaging in BIM projects.

The EIR, when working in BIM, should be one of the first documents issued. It is essential to write the BIM Execution Plan (BEP) since it defines the client's needs for each stage of the asset construction process. It is designed to be included in bidding documents for both the project design team and the builder. The content of the EIR has to be incorporated into other subsequent bidding documents.

What should the EIR include?

The writing of an EIR has to detail the project requirements for each phase of the project. It is a standardized document in many cases, which simplifies and facilitates communication between the agents involved in drafting the BIM project. All content of the EIR will require review and validation prior to publication to ensure that there are no project-specific issues that have not been taken into account.

These requirements are divided into three areas:

The EIR is the pre-bid document that contains the standards and processes to be adopted by the supplier as part of the project delivery process. As dictated by the PAS 1192-2 standard, in each proposal to qualify for the bidding concession, all the information requested by the property in the bidding process must be provided (hence the importance of the EIR), a outline of the BEP that is offered, which must contain at least:

  • A Project Implementation Plan.
  • Some collaboration objectives.
  • An information modeling.
  • Model delivery strategy.
