What is the real extra cost of building under high efficiency criteria?

Much is said about extra cost of Almost Zero Consumption BuildingsHowever, through a good starting design and with a comprehensive vision this extra cost can be greatly reduced. As stated by Adelina Uriarte, president of the Passivhaus Building Platform (PEP), “for new construction, for example, in a building under Passivhaus certification The extra cost is around 3% for multi-family buildings and 8% for single-family homes. However, we must understand this extra cost as an investment, since is recovered with the energy savings obtained in the first years of use of the building".
In Passivhaus buildings, this investment is concentrated in certain items such as, for example, thick insulation, high-performance carpentry, airtightness and double-flow mechanical ventilation with heat recovery. However, the investment in active air conditioning systems is reduced. Regarding maintenance, it should be noted that, in a Almost Zero Consumption Building under Passivhaus certification, this is essentially the same as in a conventional one. The difference is the maintenance of the ventilation system, which consists of changing or cleaning filters and ducts, an expense that is easily affordable and amortizable over the useful life of the building.
If we refer to the building renovations, Uriarte assures that “only those based on energy efficiency have a direct return through the savings obtained, even more so if we talk about Almost Zero Consumption Buildings under Passivhaus certification, since these savings will be greater. In any case, it must be taken into account that achieving a return on investment will be more difficult than in new construction and will depend on each specific case." For example, before undertaking a Passivhaus EnerPHit rehabilitation in phases (step by step), a rehabilitation plan in phases and, for each of them, the investment and maintenance costs, their technical feasibility and that no pathologies are generated in the building between one phase and the next are analyzed.
