BIM Methodology: beyond the 3D model – BIM Dimensions

Among the advantages of using the BIM Methodology, we find the ability to use a virtual model of the building for all the phases that the building goes through, from its beginning, design and project concept, through the project phase and the of construction, as well as being able to carry out and study the maintenance tasks of the property from the model. And even if it is achieved, its demolition and recycling can be managed.

When we think about this virtual model of the building, we have in mind the three spatial dimensions (width, height, depth), but when we talk about BIM methodology we have to be aware of all the information that we can dump on the model to make it a useful and competitive technology. can we talk about 7 dimensions of BIM. 

Dimensions before modeling:

1D CONCEPT: establishing the bases for collaborative projects.

2D WORKFLOWS AND PROCEDURES: organization of the workflow and procedures around BIM of the different work areas involved. If necessary and depending on the BIM maturity level, establish template uses.

Dimensions on the digital model:

3D MODELING : progressive definition of the geometry of the property, through the use of parameters. Basically we are looking for the creation of a digital twin of the element with the chosen software. In this model, the different disciplines (architecture, structure and facilities) are coordinated, quality control is carried out, we can observe constructive feasibility, and we can even obtain documentation for marketing. (The uses of BIM will have to be taken into account to adapt the modeling)

4D PLANNING: This dimension refers to the temporal component, and its objective is to establish execution deadlines and ensure that they are met. Some systems do not allow the logistics of the work to be taken into account, planning what and when the auxiliary means are needed, defining the time, duration and the specific phase of use. In this dimension, dynamism and the ability to anticipate possible problems that may arise on site stand out (clash detection), so that they can be corrected in the design phase. Correcting a problem in the design phase will fundamentally save us costs and time.

5D COSTS: Having an estimate and control of costs affects the profitability of the project. Thanks to this dimension, we will be able to carry out feasibility studies, generate budgets, manage contract offers, certify the works... in general, take care of everything related to the economic part of a project.

6D SUSTAINABILITY:  This dimension will allow us to carry out simulations on energy behavior and even carry out sustainability studies (Leed, Breeam, Passivhaus…)

7D USE AND MAINTENANCE (FACILITY MANAGEMENT) : We will use the model as a guide – a kind of use and maintenance manual or building book – to maintain the property once built. It will include data and organization of inspections, repairs, as well as manuals and technical sheets for the installed equipment, furniture... for owners it is one of the most important BIM dimensions, since it facilitates management and reduces conservation and maintenance costs. It is an added value for the property.
