COBIe FILES

COBIe is a data standard (a specification) designed for the publication and exchange of data related to a building, ranging from those generated in its design phase to those of its useful life, including those of the construction phase. COBIe (Construction Operations Building Information Exchange) facilitates the maintenance and management of a building and its assets throughout its life cycle.

All of this information relating to a building generated during the design and construction phases had little integrity and structure. When the building was handed over to the users or managers, they received a large amount of information that was impossible to manage. Organizing this information was a task that in many cases took years since it also had to be transferred by hand to management programs (CMMS). Computerized Maintenance Management Systems). The cost of these operations was entirely borne by the building owner. Currently, with the increasing complexity of buildings, this task is even more titanic and that is why it had to be organized and facilitated in some way.

COBIe determines what information is relevant to collect depending on which phase of the project and thus reduces the time and effort invested so far in the process. The architect or designer will deliver the plans, the list of facilities, the equipment and the location of said equipment. The builder fills in this information among other things, with model, serial number, user manuals, warranties and spare parts information. Prior to the opening of the building, a maintenance plan along with the description of the tools, equipment and training necessary to carry out these tasks.

Between 2005 and 2009, the NIBS (National Institute of Building Sciences) appointed a team made up of architects, designers, builders, owners, bidders and software developers who were responsible for identifying the requirements that would allow the exchange of information. Thus COBIe grew from an idea to a standard implemented in software around the world.

Since 2007 COBIe has been implemented in more than 30 software suites through a series of open events called “COBIe Challenge”. There are numerous books documenting the use of COBIe either in ARCHICAD or Revit.[1]

To this day the Facility Managers They use both the graphical capabilities of the BIM software and BIM's own software. Facility Management in which graphics are not so relevant, all thanks to the interoperability between the different programs.

Data losses in model transfers. Generally a BIM model contains more information than the user knows.
