The energy efficiency certificate arrived in Spain four years ago for existing properties, and 10 years ago for new construction. The implementation of the regulations aimed to improve the energy efficiency of our real estate park. Have you achieved it?
If we look at the data from the 45,000 energy certificates carried out by the certifier Certicalia in the last four years, the answer is that our homes are still not efficient. The result of the energy ratings of the homes is quite low. According to this company, the E rating is the most common with a 53%. The most efficient rating is A and only 0.16% obtains it.
The second rating is B and it is not very common either, since only 0.20% of certified homes obtain it. The C rating was obtained by 1,62%, and the D by 10,41%. Therefore, the majority of certified homes have a rating of E or lower categories, 12,69% for F and 21,91% for G.
However, according to Certicalia, these data are due in part to the fact that the certificates are for properties that have been sold or rented in the last four years, and in many cases they are homes in old buildings that were built under regulations of older building that did not take into account current factors, such as energy efficiency.
